Terravita is an Affordable Option in North Scottsdale

Terravita is a fantastic option for golfers looking for a completely private club in Scottsdale, all at a reasonable price. North Scottsdale is home to some of the priciest golf clubs in the West, yet Terravita is nestled among these elite clubs, boasting the same breathtaking views and close proximity to the area’s restaurants, resorts, and shopping. Although it was originally developed by Del Webb, many people mistakenly believe it is solely a retirement community. In reality, it is a vibrant community for all ages, featuring a private country club and golf club. Homeowners are required to purchase a social membership for $12,000 at the time of buying a home, while the golf membership is optional and costs $85,000. The country club has around 2,600 members, but since most are seasonal, the club rarely feels crowded. Members come and go throughout the year, making the amenities easily accessible. The clubhouse underwent a significant renovation eight years ago, offering modern amenities. The club features tennis, fitness facilities, pools, pickleball, a restaurant, and a bar. It fosters a social atmosphere with over 60 different clubs available for members to join. The outdoor dining area provides stunning views of the golf course and Black Mountain. There are numerous activities and parties hosted at the club, and there is no food or beverage minimum.

Golf memberships are open to both residents and non-residents. For non-residents, the golf membership includes access to the restaurant, bar, and all golf-related activities, but does not cover events or other amenities. The golf course was renovated four years ago by Paul Smith. In May, Terravita reached its limit of 315 golf members, which includes up to 90 non-resident memberships, of which 65 have already been sold. The waitlist for golf memberships is expected to be around 18 months to 2 years, with a waitlist fee of $21,250. Terravita provides a great advantage of limited access to golf while on the waitlist, which is different from other clubs in Scottsdale. Applicants on the Terravita waitlist can golf in the men’s and ladies’ leagues once per week throughout the year. Another unique feature of the Terravita waitlist is that it has a 2 year sunset period.  If anyone is on the waitlist for more than 2 years and would like to leave, the initial fee is fully refundable.

New Construction Golf Homes in Scottsdale

Camelot has just started construction of their newest homes in Seven at Desert Mountain. The Villas II is the second phase of the extremely popular Villa homes in Seven. The first phase was the most popular of the three new home options in Seven. Camelot sold out of the Villas quickly and I expect the Villas II will sell quickly as well. The Villas are the perfect size for a seasonal lock-and-leave residence, with direct entry garages, private yards and a beautiful location. The plans range from 2-3 bedrooms with up to 3.5 bathrooms. There will be a total of 23 homes available in this final phase of construction. Homes are located on the fairways of the Seven golf course with either a sunny South golf view, or a North golf view with sunsets and the Continental Mountains. Prices start at approximately $3,200,000 plus lot premiums and upgrades.

Buyers will select one of the three levels of Desert Mountain membership to purchase with the home. Membership is granted at the close of escrow, allowing the homebuyer to take immediate advantage of the club, and skip ahead of the entire waitlist at Desert Mountain.

Desert Mountain Increases Price of Golf Membership

Desert Mountain Club has just announced another increase in membership prices. The Club has had overwhelming demand for memberships during the past few years and has a lengthy waiting list. As a result, the board has approved an increase for the initiation fee of all membership categories, effective April 1st, 2022. The new Golf Membership initiation fee is increasing from $100,000 to $150,000. The Seven Golf Membership initiation fee is increasing from $80,000 to $100,000.

This is the second price increase for initiation fees in the past year. The Golf Membership price increased just 4 months ago on January 1st, 2022, from $70,000 to $100,000. The Seven Membership also increased at the beginning of the year from $33,750 to $80,000.

The price of golf memberships are increasing at almost every club in Scottsdale. Membership waitlists are very common. Demand is simply exceeding supply thus prices are increasing.

There are still two ways to skip the membership waitlist at Desert Mountain: (1) Purchase a home in Desert Mountain that has a membership available with it. (2) Purchase a home in Seven at Desert Mountain. Feel free to reach out to discuss either of these options. DC Ranch Golf Club Increases Membership Price

Every golf club in Scottsdale has seen a huge surge of applications for membership during the pandemic. People from around the country have flooded into Scottsdale during Covid to escape Covid restrictions, retire early or work remotely. Country clubs have been especially attractive to new residents. What better way to spend your days during the pandemic than by golfing immaculate courses, taking fitness classes, enjoying spa treatments, fine cuisine and private hiking trails.

The Country Club at DC Ranch has recently increased their Golf Membership to $300,000. There is a waitlist for all types of membership at the Club:

Golf Membership – 2 year waitlist

Junior Golf membership – 2+ year waitlist

Sports Social membership – 3+ year waitlist

Clubhouse membership – 1.5+ years

These are the waitlists as of February, 2022, and are subject to change. The waitlists will no doubt increase as the demand continues to be strong. In order to go on the waitlist, you must have a formal tour of the Club, submit an application, be approved by the Board and pay a $5000 non-refundable deposit. The Club recently opened an $8.5 Million expansion including a new resort style pool, spa, fitness center, group exercise rooms, pool side bar, casual indoor dining and an expanded ladies lounge.

Estancia Golf Club Has Lengthy Waitlist for Membership

The Estancia Club currently has an extensive waitlist, similar to other North Scottsdale golf clubs. It is difficult to say how long it would take to acquire a membership, but it may be 3-5 years. Rumor is that there is currently 60 applicants for membership. Estancia has capped the number of golf memberships at 275, so one member has to leave in order for another person to join. During the past two years it has been very rare for a member to exit the club. Most golfers are hanging onto their memberships during the pandemic. Very few members are leaving the club, which means there are only a few new members per year. During a typical year (non-pandemic) there was more turnover at every club. A golf club will typically see turnover and new memberships available due to members aging out of the club, death, divorce and relocation. There are so many applicants currently that they may stop adding to the waitlist.

Estancia changed their bylaws recently to increase the number of social memberships to 30. Social memberships are only available to Estancia property owners. There are approximately 13 social members currently, and almost all of them are on the waitlist for a golf membership. Starting as a social member is a great way to get your foot in the door of the club. Eventually you should be able to upgrade your membership to full golf.

The best way to jump ahead of the entire waitlist is to buy a home with a membership. This is a rare situation, but it is possible. I represented a buyer last year for a home in Estancia including a membership.

On another note, Estancia members will have an upcoming assessment of approximately $20,000 for new irrigation on the golf course. Members can pay in increments over time or in full. This is very similar to the previous assessment at Desert Highlands for their course upgrade.

There are several Scottsdale country clubs with exceptional tennis facilities including grass courts and clay courts. Whether you are looking for a highly competitive tennis club or a fun social group to join, we can help you find the right country club in Scottsdale to call home.

The four best tennis clubs, in my opinion, are Desert Highlands, Desert Mountain, DC Ranch Country Club and Troon Country Club.

Desert Highlands

13 tennis courts including

  • 4 grass courts

Tennis Clubhouse with Pro Shop, players lounge, men’s and ladies locker rooms, showers and complimentary snack and beverage amenities.

Three full time tennis center staff members, USPTA Certified Director of Tennis available for private and group lessons. Tennis lessons and clinics are offered seasonally. Ball machine is available for practice. Re-stringing services available. Approximately 140 active players (12x/year or more), with 100 regular players.

Troon Country Club

  • 3 lighted plexi cushioned post tension hard courts

This is the same surface used at the US and Australian Open. The courts have cushioning, turn and release characteristics to enhance play.

Full time tennis pro, certified as a top-level USPTA Professional 1 and PTR Professional member. Tennis clinics, racquet stringing and professional instruction available. Ball machines on-site for practice.

Restrooms next to tennis courts. Main clubhouse has lounge, men’s and ladies locker rooms and showers.

Troon offers Cardio Tennis, the USTA Quick Start Program, and social play for all levels. Competitive events are scheduled regularly.

Monthly tennis social events during the season. Men’s and ladies Inter-Club play with clubs throughout the valley.
