How to Properly Price Your Troon Home

Are you considering selling your Troon home? In order to get the most for your home, you should understand how comparable sales can help you set the perfect price.Selling Troon Home

Comparable sales involve knowing the prices of other homes that are similar to yours. If you know what similar homes have recently sold for then you will have a better idea of the value of your Troon home.

The key to finding a good comparable sale is locating a home that just closed escrow and is the most similar to yours. Ideally, this would be a home within the same community that is the same model as your Troon home. However, such a home can be hard to come by. If this is the case, you can use the following factors to find a comparable sale:

Location. You will want to find a Troon home that is as close to yours as possible. A good comparable sale will be one located in your community, subdivision and school district. It also helps to find a home located on the same type of street.

Home Type. Find similar home styles that are close to the same size as yours. You’ll also want the home to have similar construction material, the same number of bedrooms and bathrooms and the same sized yard (or close to it). Another thing to consider is whether or not the home has a basement.

Features and Upgrades. Pay attention to the features of the home and whether it has any upgrades. New kitchen? Swimming pool or deck? If the comparable sale home is in a different community, make sure it has the same amenities available, such as a community swimming pool, tennis courts, fitness center or even a golf course.

Date of sale. Try to find a home that was sold fairly recently. Many homebuyers use government guaranteed mortgages, which state that comparable sales must be within 90 days old.

Deal sweeteners. Don’t forget to account for any deal sweeteners when considering the price of a comparable sale. If the sellers offered downpayment assistance or even included furniture, you will have to lower the value of the comparable sale home accordingly.

PGA Tour Bans Caddie Races at The Phoenix Open

The Phoenix Open is one of the funnest events in Scottsdale. Unlike other PGA stops around the country, it is a fun and rowdy tournament. It has recently been announced by the PGA Tour’s chief of operations, Andy Pazner, that caddie races will no longer be held at The Phoenix Open at TPC Scottsdale. The announcement was made to GolfChannel.com. The races tpc scottsdale stadium coursewill also be banned at the Crown Plaza Invitational at Colonial.

For those unfamiliar with caddie races, the tradition was started on the famed 16th hole on the Stadium Course at TPC Scottsdale. Fans would bet on which caddie would reach the green first. When caddies began to catch on, they would play along and start to run.

The races have since become a beloved staple, especially at the Phoenix Open, where fans embrace the flurry and excitement of the 16th hole. They were also considered to be good, light-hearted fun for both spectators and caddies alike. The ban has not gone without opposition.

Pazner says that the main reason for the ban is safety. The idea of 150-yard races from tee to green has posed safety concerns for caddies as well as the precious equipment they carry. Pazner also confirmed that there is a smartphone app in the works that will allow fans to place wagers on whose tee shot will hit closest to the hole.

More than Half of Troon Homes Are Purchased For Cash

All-cash home sales are becoming much more prevalent in today’s market. According to reports from Goldman Sachs Group, more than half of homes nationwide are being purchased with cash, mortgage-free. This is troon homesespecially true for real estate in Troon. Most luxury Troon homes are purchased by investors, wealthy homebuyers, and international homebuyers.

Before the market crash, all-cash sales made up about 20 percent of home sales nationwide. Today, that number has more than doubled. Goldman Sachs Group reported that approximately 44 cents of every dollar of home sales represent the amount being financed with a mortgage.

Economists at Goldman Sachs Group came to their conclusions after analyzing figures from the National Association of Realtors, Mortgage Bankers Association, Lender Processing Services and U.S. Census Bureau.

In upcoming months, we will be introducing even more exciting changes in order to improve the usability of the site and provide our clients with as much information on Troon real estate as possible.

One of the changes we have incorporated is an Interactive Scottsdale Golf Community Map. Scottsdale Market Trends Show Foreclosures Down Substantially

Scottsdale market trends are showing a definite decline in foreclosures. In fact foreclosures in Scottsdale are becoming pretty rare.scottsdale foreclosures

The rates of foreclosure in Scottsdale and across the Valley have plummeted in the last year as the market’s recovery gains speed. According to data from CoreLogic, the Phoenix foreclosure rate is down a dramatic 62 percent, leaving just over 1 percent of mortgages Valleywide in some stage of foreclosure as of May.

Similarly, Arizona State University reported that in May, the number of foreclosure starts in Phoenix was at 1,639, a significant improvement from just a few years ago. As recently as March 2009, the number of foreclosure starts in Phoenix was well over 10,000.

The fall in Scottsdale foreclosures is directly tied to Valley homeowners’ increasing ability to pay their mortgages. CoreLogic found that only 3.2 percent of homeowners were underwater on their mortgages, compared to a rate nearly double that in 2012. The Phoenix delinquency rate is also 2.43 percentage points below the national average, which showed only slight drop from last year.

Scottsdale Ranked In Top 10 Safest Cities

If you are looking for a home in a “nice” neighborhood, you may want to consider Troon North. One of the most appealing qualities of Troon North is its location in such a quiet, peaceful city.
