Heard Museum North – Scottsdale’s Hidden Gem

The museum is tucked away from the road, behind the desert shrubbery, and can easily be overlooked. If you ever have a moment to stop, however, this hidden gem is worth checking out.

The Heard Museum North is dedicated to preserving the area’s ancestral cultures, as well as presenting contemporary art pieces and jewelry. The North Scottsdale location features two galleries—an ongoing exhibition gallery and one that is constantly changing. The permanent gallery features a dynamic display of American Indian artwork, showcasing the concepts of tradition and change. New exhibitions are always arriving as well. Currently featured is “Stories Outside the Lines: American Indian Ledger Art.” This exhibition will continue through October 27th.

The museum also has a shop and a garden café, great for a light lunch. For your next cultural outing, explore the fine art exhibits at the Heard Museum North.

There are tons of great activities to enjoy near Troon North. If you love the outdoors, Pinnacle Peak and the McDowell Sonoran Preserve are two fantastic hiking spots. Are you a golfer? Scottsdale Home Sales are Up According to NAR Index

Buyers are snatching up their Scottsdale homes before mortgage rates rise higher, and they are not alone. According to the National Association of scottsdale home salesRealtors’ Pending Home Sales Index, the number of contracts signed on previously owned homes rose 6.7 percent from April to May for an annual gain of 12.1 percent. Current figures show a six-year high in the number of pending home sales.

This home-buying frenzy is offset by a heavy shortage of homes, and demand is only continuing to grow. The U.S. census shows that contract signings for newly constructed homes rose in May to a five-year high. It seems that more potential buyers are taking that crucial step toward buying a home in anticipation of skyrocketing home prices and mortgage rates. Many know that the affordable conditions of the current market won’t last much longer.

McDowell Sonoran Preserve Looking to Expand into Troon

troon az real esateThe McDowell Sonoran Preserve is a cherished gem to many Troon residents who love to get out explore the beautiful outdoors. After its most recent expansions, the Preserve stretched to around 27,800 acres, and an additional 2,365 acres being auctioned off by the Arizona State Land Department later this year will put the Preserve’s total size at 30,000 acres. This will bring the city just 4,000 acres short of their goal of 34,000 acres of preserved land.

The problem lies in acquiring those 4,000 acres, and the city of Scottsdale is currently looking at land adjacent to Troon North. A prime 290-acre parcel sits at the end of Alma School Road; however, the McDowell Sonoran Preserve is not the only competitor for the land. The Troon land is zoned for residential development, and if it comes to auction, homebuilders will have their eyes on it as well.

The fate of these 290 acres may affect Troon in a number of ways. If the city is able to purchase the parcel, plans to build a new trailhead will grant Troon residents another access point to the Preserve that is close to home. New construction of Troon North homes may benefit the area as well, though the presence of washes and power lines may deter developers from bidding on the property. Even so, Scottsdale may be looking at a high price tag on future additions to the Preserve.

Desert Botanical Garden Announces Summer Flashlight Tours

Summer is here and heating up, which means Troon North residents are inclined to stay indoors during the warmest parts of the day. This doesn’tdesert botanical garden mean that there isn’t fun to be had during the evening hours. Summer is the season for Flashlight Tours at Desert Botanical Garden. These educational tours provide outdoor fun for children and adults alike.

The Flashlight Tours at Desert Botanical Garden will run through August 31st and begin at 7:00 p.m. on Thursdays and Saturdays. Enjoy a relaxing and scenic night hike while taking in the full sensory experience of the desert. Admission into the Desert Botanical Garden is $18 for adults, $8 for children, $10 for students and $15 for seniors. Don’t forget to bring your flashlight!

Title Insurance When Buying a Home in Arizona

When purchasing a home in Arizona, it is important to know that the seller has legal title of the home; otherwise, problems may arise that will cost you money or even your property. In most cases, you are required totitle insurance purchase title insurance, but what is it? And what does it do for you?

Title insurance is unlike many other forms of insurance that require regular payments or insure against an unforeseen event in the future. Title insurance is purchased at a one-time premium when you close on a real estate transaction. It guarantees that the title company has completed a title search and thoroughly evaluated the condition of the property’s title.

In the case that the title company has missed an item that could affect your ownership or investment in the property, such as forgery, undisclosed heirs or errors/omissions in deeds, you can submit a claim and receive monetary protection or even legal defense if necessary. There are a few options for title insurance, and the title company will issue you a policy when escrow closes. It is important to keep a copy in your records in case a problem arises.
