Scottsdale Mortgage Rates Rise Over Two Consecutive Weeks

I mentioned previously that low Scottsdale mortgage rates were expected to rise within the year, and they have begun to do just that. So far, the rise has been gradual, and the opportunity to purchase Troon Scottsdale real estate or scottsdale mortgage ratesrefinance with a low interest rate is still very much available. Scottsdale mortgage rates are still below those seen last year.

According to market survey results from Freddie Mac, mortgage rates have inched upward from their record lows for the second consecutive week as of May 16th. The average fixed-rate mortgage (FRM) rates for both 30-year loans and 15-year loans have climbed in the last week, though marginally. However, as more signs of the recovering market crop up (e.g., falling delinquency rates, greater consumer spending), we can expect mortgage rates to continue their ascent.

The data released by Freddie Mac shows that 30-year FRM rates averaged at 3.51 percent, up from the previous week’s 3.42 percent and the record low of 3.35 percent before that. Rates for 15-year FRMs saw an average of 2.69 percent, compared to the 2.56 percent seen two weeks prior. Treasury-indexed adjustable-rate mortgage (ARM) rates have also climbed in recent weeks, with the average 5-year ARM rate rising to 2.62 percent and the average 1-year ARM rate rising to 2.55 percent.

Arizona Mortgage Delinquencies Drop Dramatically

As the Arizona housing market continues to recover, the rate of Arizona mortgage delinquencies plunge. Across Arizona, the number of mortgages that were over 90 days delinquent dropped an annual 30 percent in March. While this is arizona mortgage delinquenciesgenerally a good sign for those interested in purchasing Scottsdale real estate, the drop will lead to a further reduction in the number of foreclosures in the market. Those interested in purchasing a Scottsdale foreclosure should move in quick.

According to data from Lender Processing Services, the state of Arizona showed the largest drop in the country in mortgage delinquencies since last year. In March, the rate of Arizona mortgage delinquencies was at 6.4 percent. This was much lower than the nation’s average of 10 percent, which only dropped by 9.3 percent from March 2012. This drop, both nationwide and in Arizona, has correlated with the number of underwater homeowners. Though negative equity is still an issue in Arizona, we are seeing hopeful improvement.

Phoenix and Scottsdale Home Prices Up for 13 Straight Months

Phoenix and Scottsdale home prices have been rising for 13 consecutive months. Across the U.S., home prices showed annual gains of 10.5 percent in March, the largest since March of 2006. According to data from scottsdale homes for saleCoreLogic, Arizona had even higher gains. Home prices in the state rose a whopping 16.8 percent from March of last year, and in Phoenix alone, they rose 18.8 percent. Phoenix saw a bigger gain than any other city.

One reason behind the rising prices of Scottsdale homes and Phoenix homes is limited inventory. Homebuyers are beginning to bid more on limited homes for sale. In March, the supply of homes for sale nationwide fell 17 percent from the previous year. Meanwhile, low mortgage rates have boosted the demand for homes, causing prices to soar.

These price gains will help to sustain the market by increasing the number of home sales. Current homeowners will have the confidence to sell their Scottsdale homes and expect a decent price, while buyers will be encouraged to purchase homes before prices climb any higher. Also, as home values increase, so do Americans’ net worth. Consumers are more likely to spend, boosting the economy even further.

The time for you to refinance the mortgage on your Scottsdale home is now. Interest rates are at a record low, which can translate into huge savings for those who take advantage of the opportunity. In recent years,scottsdale home for sale rates have been kept low by the Federal Reserve in order to kick-start the economy; however, these low rates will not last forever. Refinancing the mortgage on your Scottsdale home now may save you tons of money in the future.

Interest rates have a great effect on the amount you pay per month. Refinancing with lower interest rates will thus lower your monthly payments. Though it may not seem like much, even a change of one percent could make a difference of over $100 every month. You could also shorten the loan on your Scottsdale home. Converting to a shorter loan will raise monthly payments on your Scottsdale home slightly, but it will reduce the amount of interest you will have to pay in the long run. Cavalliere Park – Troon North Hike of the Week

George ‘Doc’ Cavalliere Park, which opened near Troon North Scottsdale just last year, is a favored destination for those who love the desert. Named after Greasewood Flat founder and eldest native-born Scottsdale residentcavalliere park troon George ‘Doc’ Cavalliere, this park sits upon 34 acres of Sonoran desert and includes a shaded playground, two drop-in ramadas, two lighted basketball courts, a wildflower viewing area and a 1-mile, looped hiking trail.

The park’s design is inspired by and an extension of the desert. Many open spaces are preserved within Cavalliere Park, and hikers can behold the lush beauty of the environment, as well as the unique architectural and landscaping designs. The park is dog-friendly too, with dispensers for doggie bags and built-in doggie fountains. The looping trail is not too demanding and perfect for walking your pets.

For its low-impact design and aim toward preserving much of the natural landscape, Cavalliere Park was presented one of 17 Crescordia Awards at the Valley Forward Association’s Environmental Excellence Awards Banquet last year.
