Troon North Design Review is Important for Community Standards

There are many prospective Troon North buyers that feel they should be able to build their dream home any way they wish. When they hear that their building or remodeling plans have to be approved by a design review committee they are not always happy. That is why it is important to understand the role that a homes in troondesign review committee plays in Scottsdale master planned communities.

A Design Review committee serves as an extension of the Homeowner’s Association (HOA). The HOA maintains the common grounds and ensures that the common areas are suitable for those that live there. The design review committee sees to it that each individual home is built with a certain standard in mind. These standards are set in place to ensure that the value of the neighborhood is not compromised because of the quality of one home.

Each of the Troon Scottsdale master-planned communities has already set forth plans and guidelines for building envelopes, building heights and quality of building materials that are allowed. Most of the time the guidelines are determined by trained architects and community planners. Their intentions are to make sure that each home is built with high-quality materials while maintaining the character of the homes in the community

As a buyer, you want to know that the other homes in the community are of the same standard as your home. It is a way of maintaining the predetermined level of quality that you would expect in a luxury community. Although it may be a hassle during the building and remodeling process, it is really the only way to help protect your home’s value when it is time to resell.

Obama Administration New Help for Underwater Homeowners

The Obama administration has recently announced an expansion of the HARP program that helps underwater homeowners refinance.  The final rules of the program will be announced on November 15, 2011 but it appears that the updates to the program will make it easier for Scottsdale home owners to qualify. This program has been extremely frustrating for those in Arizona who were attempting to qualify. Arizona has a high percentage of homeowners underwater on their mortgages and the previous rules regarding the debt ratio made it very difficult to qualify. Finally, something has come that will help the people that have made their payments on-time and stayed current.  Below is a summary of the program and who is eligible.
Summary of Eligibility:
1)   It’s a Fannie or Freddie backed home loan
2)   The loan closed 5/31/2009 or earlier
3)   Loan-to-Value should not matter (no appraisal)*
4)   Credit History should not matter*
5)   Must have no mortgage-lates in the past 6 months

*Final guidelines come out 11/15.

Phoenix Foreclosure Rate Drops Again

October 28, 2011 by Carmen Brodeur

CoreLogic reports that foreclosures dropped in the Phoenix metro area in August compared with the same month last year.

The real estate research company said the foreclosure rate in August was 3.49 percent of outstanding loans, compared with 4.33 percent in August 2010. The number also represents a drop from 3.55 percent in July 2011.

The 90-day delinquency rate also was down in August, to 8.40 percent, compared with 12.11 percent in August 2010 and 8.75 percent in July 2011.
