Scottsdale Arizona Ranked Fourth Best City to Live

Scottsdale, Arizona has been ranked the 4th best city to live in the U.S. by Businessweek.com. This high rating is because of the highly ranked schools, low unemployment levels and the plethora of outdoor parks and activities. The educational quality index was 79.74 and the unemployment rate was 6.3%.Scottsdale Homes

Supply vs Demand in the Scottsdale Real Estate Market

The theory of supply and demand is well known. When supply exceeds demand prices will fall, and when demand exceeds supply prices will rise. The Scottsdale real estate market certainly adheres to this theory. When inventory levels spiked up in 2005, Scottsdale home prices correspondingly began to crash. Buyers had more choice than ever before and Buyers had the upper hand in all negotiations.

This is a graph of the inventory of homes in the entire Phoenix Metro area from Jan. 2001 – Aug. 2011.

As you can see, inventory levels rose dramatically starting at the end of 2005 and peaked in early 2008. This corresponds directly to the decline of prices of Scottsdale homes. At the peak, there were almost three times the amount of inventory as there should be in a normal market cycle. 2001-2003 is more indicative of what a normal cycle looks like.

 

The Scottsdale real estate market has shifted. The current inventory levels are actually below where they were in 2001 and are continuing to decline. The prices are still low so now is the perfect time to buy before the prices of homes rise due to lack of inventory. This is a very positive sign for the Scottsdale real estate market. Economists and analysts have repeated over and over again that it is the perfect time to be a buyer.

New Mirabel Club Membership Option

The Mirabel Golf Club has just announced a new membership option. Mirabel has created a whole new class of membership designed to attract qualified professionals under the age of 40 who love golf and live and work in the area but due to business and family constraints make it difficult to play as much as they would like as they have mirabel club scottsdalemany demands on their time.  They tend to play golf on the weekends at high-end public courses and entertain clients, friends and family at upscale restaurants. Given their commitment to work/life balance they have trouble “justifying” the cost of a Golf Membership at Mirabel and associated monthly dues although the cost itself is not an issue as they are financially secure.

To meet the needs of this market segment Mirabel will offer up to 10 Executive Golf Memberships (within the current 300 Golf Member cap) as follows:

Type: Non-Equity Golf to include spouse

Age qualification: Prior to 40th Birthday

Initiation fee: $30,000 (60% of Non-Equity Golf Membership at time of approval….currently $50,000 X 60%)

Monthly dues: $690 (60% of Golf Membership dues adjusted over time if changed…. currently $1150 X 60%)

Are Builders Starting to Build Specs Again?

I just spent the last several days with a couple who wants to buy a new construction Scottsdale home on a tight timeline. That means they would rather buy a home that is currently under construction or just completed. They are looking for a brand new, never lived in, 4-5 bedroom custom home under $1.5 Million. Guess what? That is almost an new homes in scottsdaleimpossibility in Scottsdale right now. There is a drastic lack of new homes on the market. The majority of new construction is production built, not custom, by builders like Toll Brothers in Windgate Ranch.

Custom builders in Scottsdale stopped building when the bubble burst. Since the downturn, it is much cheaper to buy an existing house than build a new home. There is an over-correction in Scottsdale real estate prices. The current price of homes is BELOW replacement cost.  So the builders stopped building specs because it didn’t make any financial sense.

Just another positive trend for the Scottsdale real estate market….builders are starting to prepare to build again. (Yeah!). New Village Custom Homes just purchased 13 lots in the Mirabel Golf Club and intends to build home on those lots over the next several years. The first spec home will be starting in November with an expected delivery date of late 2012. This further confirmation from the construction industry that the Scottsdale market is at or close to bottom.
