Troon Scottsdale Wasn’t Always Filled with Luxury Homes

The Troon Scottsdale area was not always filled with luxury homes. For many many years, this North Scottsdale area was a place for people to get far away from the city. It used to be a place to hike in the middle of nowhere while enjoying the wildlife and desert plants that surround Pinnacle Peak. It wasn’t until about the mid ’70s that actual residential developments started going up.

The Troon Communities that we know today are completely different than what anyone would have imagined back then. There are many master planned communities to fit anyone’s lifestyle. Each community has its own set of amenities as well. Some offer private clubhouses with membership while others offer public clubhouses and welcome people from all over. In addition to this, there are several highly rated golf courses, tennis facilities, restaurants, and shopping nearby. It’s a completely different world.

Cavalliere Park Will Open in the Troon Scottsdale Area this Fall

The brand new George “Doc” Cavalliere Park will open in the Troon Scottsdale area this fall. The city of Scottsdale has stated that they expect it to open in October and is being completed for $1.5 million under budget. This is phase one of a two phase project that has been in the works for quite some time now. This phase of the park will include lighted basketball courts, a playground, a natural desert trail, picnic ramadas, and a restroom. The second phase will include a community center to add to the possibilities of neighborhood gatherings.

The Park is being named after Scottsdale’s eldest native-born resident, George “Doc” Cavalliere, who founded the Greasewood Flat tavern.

Troon residents have stated that they are excited about the new park and they think that it will make for a great neighborhood gathering location.

Builders have Proposed an Old Western Village Near Troon Scottsdale

Builders have proposed building an old western village near Troon Scottsdale. They would like to build a historic site called Stagecoach Gap at 94th Street and Bell Rd which is about 80 acres of vacant land owned by the City of Scottsdale. The builders state that this would not have the same noisy concept as Rawhide with gunfights and loud shows but would simply recreate an 1880’s town that would educate and entertain hundreds of thousands of visitors each year about the history of the old west.

The town would consist of a bank, restaurants, shops, theater, riding arena with stables, museum and a hotel with about 160 rooms. It is projected to cost around $48 Million to complete and is currently being reviewed by the city along with other proposals for this land.

Desert Highlands is a luxury home community located in Troon Scottsdale. The development began in 1983 by Lyle Anderson, who is also the developer of Desert Mountain homes. There are 560 homes in Desert Highlands. The golf course at Desert Highlands was designed by Jack Nicklaus and is the original location of the Skins Game. Desert Highlands is also well known for its tennis program at their Racquet Club. The tennis facility includes a stadium grass court, clay courts, and hard court surfaces.

Is Troon Reserved for the Elite?

North Scottsdale has always had the reputation of being the playground of the wealthy. But is it truly reserved only for the elite of society? The demographics of the zip codes 85255 and 85262 where Troon is located show a much higher annual income per capita and a higher level of education per capita than the rest of Maricopa County. Clearly the residents are quite well off. This is not surprising considering that the majority of homes in Troon are seasonal residences. Many are second or third homes. When you look at the country club communities of Estancia and Desert Highlands this number jumps even higher.

However, did you know there are also some very affordable smaller homes and condos available in Troon Scottsdale? Troon real estate choices include many homes between $300,000- $500,000. There is a small selection of affordable homes shown below.

Sanctuary Golf Course to be Remodeled

Troon residents who love to golf other nearby golf courses will be delighted to hear that the Sanctuary Golf Course is undergoing a $1 Million renovation. The Sanctuary Golf Course is only 10 minutes from Troon Scottsdale. It is tucked into McDowell Mountain Ranch. The renovation will add length to the 6,624-yard course and reposition the fairways. The tees will stretch 7,000 yards when it reopens in October. Sanctuary was purchased last year by PGA golfer Phil Mickelson, his agent, and other investors. The course is considered a hidden gem in Scottsdale.

There has been confusion in the past with the name resembling the Sanctuary Resort in Paradise Valley AZ. The course will thus also change the name when it reopens. It will soon be called the McDowell Mountain Golf Club.
