Greasewood Flats has long represented the casual flare of the Troon Scottsdale area. This upcoming June 25th will be a special occasion as Scottsdale celebrates its 60th birthday. Scottsdale has come a long way since it was incorporated as a city in 1951 as it has reached a population of over 217,000. Member-owned and highly exclusive, this celebrated golf club is also one of the most desirable communities in Arizona. Desert Highlands was developed to be the first residential community in Scottsdale built around the nucleus of a country club. It first opened its doors in 1983 and has since set the standard for all other luxury Scottsdale communities. There are just 560 total home sites that make up Desert Highlands, including grand custom-built estates.

Desert Highlands Golf

Desert Highlands is well-known for its Jack Nicklaus Signature golf course, the inaugural site of the Skins Game that featured Jack Nicklaus, Arnold Palmer, Gary Player, and Tom Watson. The course winds gracefully through the community, gently rolling with the natural fluctuations of the desert. While the course shows classic Nicklaus design elements such narrow fairways and dramatic elevated tees and greens, it also features a “target golf” concept uniquely suited to the Sonoran landscape. Judicious use of turf makes the most out of the natural topography, leaving large desert areas to rest flush against the fairways.

The Desert Highlands golf course is a par 72 with five sets of men’s tees and three sets of ladies’ tees. The course has been named among the best in the country by Golf Digest and other industry publications. Its practice range offers numerous practice stations, including separate pitching/chipping practice areas and sand practice areas. There is also an 18-hole, par-41 putting course available with 60,000 square feet of putting surface. It was the first of its kind to be built in North America. Golf members at Desert Highlands are able to practice their short game on this full 18-hole course, and “non-golfers” are encouraged to pick up a golf club and simply enjoy the beautiful sunshine.

Racquet Club and Tennis

The Desert Highlands Fitness Center sits opposite from the main golf Clubhouse around the towering boulder formation dubbed “Clubhouse Rock.” The 7,000-square-foot masterpiece includes 30 workout stations, three 42-inch plasma screens, two private massage rooms and a heated outdoor swimming pool. It is amply equipped and regularly upgraded with state-of-the-art machines, including step masters, Precor Ellipticals, LeMond spin bikes, and recumbent bikes as well as a wide range of Cybex strength machines and free weights. Available fitness classes include Yoga, T’ai Chi and more. There are also six nationally certified trainers available.

For members more suited to the outdoors, Desert Highlands offers 3.5 miles of walking and jogging paths that wind through the picturesque community. Pinnacle Peak Park is just next door to Desert Highlands, and residents can enjoy a leisurely hike or brisk morning walk up the mountain.

Clubhouse

Now is an Incredible Time to Join Estancia

If you have been considering buying an Estancia membership, now is a perfect time. They have recently changed their pricing structure to a market pricing system. This new pricing structure is really working for them. Current members are now able to sell their memberships instead of waiting on a long out list and prospective members can join at a realistic price.

At one point the Estancia Club had a large “out list” of members that wanted to surrender their memberships. To help contain this problem the club decided that their current membership system was not working so they fixed it. They understood that a large out list can be very toxic to a golf club. Clubs that put themselves in these situations see unhappy members who continue to pay their membership dues while they wait to get out. Creating this club environment will just bring down the morale of the club. Another problem this can create is that it will lead to a run in the list, meaning that when it takes 10 years to get out members will put their name on the list “just in case” they decide that they would like to surrender their membership or move at a later date.

Before this market-based pricing system took effect the Estancia Memberships were selling for up to $250,000 and only a few sold per year. The membership director stated that once the pricing system changed, each member that actually wanted to sell their membership could just simply state the price they would like to sell it for and it would be listed as available. The membership director would accept prices from members on the first of each month and then whoever had the lowest price would be on the top of the list to sell their membership first. The prices started as low as $65,000. Several memberships sold right away in the mid $60’s.

Last month one of my clients bought a membership for $68,000. He thinks he got the steal of a deal. Prices are starting to rise. This month the lowest price has jumped to $80,000. Overall, this has been an excellent strategy for Estancia. Firstly, they have had a huge increase to their capital reserve fund through membership transfer fees. Each sale brought an additional $30,000 to the club in transfer fees. They have sold over a dozen memberships in just 6 months, compared to 3-5 per year previously. That has been an injection of $360,000 into the club. Secondly, the out list is much smaller and members are much happier. Members know if they really really want out they can just name a low price and be out within a month, rather than waiting a decade. The Estancia Golf Club is currently in extremely strong financial shape as a result of this program.
