The Troon Scottsdale Real Estate market, along with the general Metro Phoenix market had a strong ending in 2011. ARMLS has released the numbers for last year and they show that we are definitely on our way to a recovering real estate market.
There were 104,725 properties sold in the Metro Phoenix area during the real estate bubble in 2005. This is the highest number of sales within the last 10 years. The 2011 property sales are not too far behind though which shows great progress for our real estate market. In 2011 there were 101,436 total properties sold. Buyers are flocking to the Scottsdale and Phoenix area.
The average months supply of inventory (MSI) is at 3.81 which is very close to the 2003 average of 4.31. Analysts consider mid 2002 to 2004 as our last normal markets.
Even the average days on the market has decreased. The average days on the market for the entire Phoenix area started off in 2011 at 113 but ended the year at 95. This shows that the good homes really are selling fast.
