Scottsdale Fights to Save Greasewood Flat

Greasewood Flat and Reata Pass, two historic Old West buildings located near Troon North, are in danger of being sold to developers for the purpose of building new homes in Troon. The 43-acre parcel of land that encompasses these two popular haunts is currently in the hands of relatives of the late owner, George ‘Doc’ Cavalliere. Owing $1 million for an estate tax and $1.5 million on a line of credit, the family has been forced to sell the land in order to resolve the debts. However, one other solution has been taken into consideration.

greasewood flat scottsdaleGeorge Cavalliere, son of ‘Doc’ Cavalliere, is the trustee of 120-acres of land located north of Pinnacle Peak Road along 128th Street. By selling a portion of this land to the City of Scottsdale, the family could preserve the site that holds both Greasewood Flat and Reata Pass. Under this new plan, which has only recently surfaced, the city would add the newly acquired land to the McDowell Sonoran Preserve, while the money from the sale would go to paying off the debts owed by ‘Doc’ Cavalliere’s beneficiaries and eliminating the need for the treasured 43-acre parcel to be sold.

Meanwhile, at least four different developers are currently vying for the parcel. These four bidders include Taylor Morrison Homes, Sonora West Development, Jacor Partners and Continental Real Estate Companies. If sold to any of these home builders, Greasewood Flat, a popular restaurant and one of Scottsdale’s few surviving bastions of the Old Western spirit, may likely close in favor of new home construction.

The family has expressed hopes to continue running Greasewood Flat and possibly reopen Reata Pass, which has been closed for some time.

Liberty Wildlife Comes to Pinnacle Peak Park

Looking for something fun and educational that the whole family can enjoy? Join Troon residents and nature lovers of all ages at Pinnacle Peak Park for the Liberty Wildlife exhibit. Learn about diverse species of the Sonoranliberty wildlife scottsdale Desert while taking in the rich scenery around Pinnacle Peak and enjoying the mild fall weather.

Liberty Wildlife is a wildlife conservation and rehabilitation center based in Scottsdale. Volunteers are dedicated to rescuing and caring for injured or orphaned animals before reintroducing them to their natural habitats. Liberty Wildlife has been coming to Pinnacle Peak Park for years in order to provide education and awareness of the importance of wildlife to our natural environment.

The Liberty Wildlife exhibit at Pinnacle Peak will take place between 9 a.m. and 12 p.m. on Saturday, November 23 at the trailhead ramada. The program will continue through March, so don’t worry if you miss out on next week’s event. Below are the dates for future exhibits.

Pinnacle Peak Park hosts a long list of events, tours, hikes and education programs every year. The park is also open during hiking seasons for outdoor enthusiasts around Troon to take advantage of the moderate trail and relaxing picnic areas. Pinnacle Peak is a beloved treasure to many throughout North Scottsdale. The Arizona Republic and azcentral.com have recently released their Best of Phoenix reviews for 2013. Both critics and readers chose their top picks for the Valley’s best establishments, events and local celebrities. Among the winners was Troon North’s own Sassi. This Troon restaurant is conveniently located close to Estancia, Troon Village and Desert Highlands on Alma School Road.

At Sassi, you will experience the warmth, tradition and authentic cuisine of a Southern Italian villa coupled with views that will take your breath away. The restaurant is separated into several unique dining rooms, such as the library, kitchen and wine cellar. New Troon Homes to be Built by Toll Brothers

An 81-acre parcel of land in Troon has been purchased by Toll Brothers for the construction of new luxury homes. The site sits along 118th Street on Pinnacle Vista Drive, slightly north of Jomax Road. The surroundingtroon north real estate area is mainly undeveloped, meaning the community will be bordered almost entirely by open land. The sale price for the land was $5 million.

The new development project, called Atalon, was originally approved by the Scottsdale City Council in 2004 to be a 17-lot residential community. It was rezoned in 2011, the new design allowing for 33 single-family units on 62 acres with a density of 0.53 units per acre. The remaining 19 acres would be zoned for natural area open space, including boulder outcroppings, washes and a 150-foot buffer between homes and the surrounding areas and roads. Entitlements were originally set to expire in 2014 but have been extended through January 1, 2015. The final plat for the site must still be approved before construction can begin.

Early in 2011, the project received some criticism by existing homeowners, who believed that the higher density of homes would obstruct desert views. However, buyers who have been waiting for new construction in what is now a highly competitive market are welcoming new luxury home developments, especially in the affluent region of Troon in North Scottsdale.

Golf Club Scottsdale Purchased and Renamed

As a part of his recent chain of Phoenix real estate purchases, GoDaddy founder Bob Parsons has gained ownership of the Golf Club Scottsdale near Troon North. This was one of the lesser known golf clubs in the Troon North area. In 2011, Parsons sold a portion of GoDaddy for $2.25 billiongolf club scottsdale and began to purchase what is now $200 million worth of real estate in the Phoenix area. The Golf Club Scottsdale changed hands just last month, but already some new changes are being implemented. Among these changes is the name of the club, now Scottsdale National Golf Club.

Since its inception in 2003, the 292-acre private golf club has attracted golfers who were interested in its exclusivity and prestige. The nearby Troon North Golf Club was more of a popular destination for snowbirds and other seasonal visitors. During the market crash, the club struggled to retain its already capped membership. After cutting its membership fee from $110,000 to $25,000 in 2011, the club had only 160 members remaining out of 350. However, the recent upturn in the market and the arrival of new construction in the area means that the new Scottsdale National Golf Club will soon be making a strong comeback.

Formerly known as the Golf Club Scottsdale, the Scottsdale National Golf Club is home to an 18-hole, par-72 golf course and a 25,000-square-foot clubhouse. Course designers Jay Morrish and Dick Bailey created the course to provide an unforgettable and challenging experience. Surrounded by the McDowell Sonoran Preserve, the pristine fairways offer unencumbered golf in a dramatic setting. The last four holes are situated along the slope of the adjacent mountain and are dubbed “Gambler’s Bluff.” This 4-hole stretch offers golfers a choice between playing it safe or taking a risk.
