Forbes Ranks Phoenix and Scottsdale Homes in Top 20 “Best Buy Cities”

Where should you invest in housing in the New Year? According to Forbes, Scottsdale is among one of the top cities to purchase a home in 2014. This is good news for buyers interested in Troon real estate. Forbes analyzed markets in over 300 cities across the nation in order to compile its list of “Best Buy Cities: Where to Invest in Housing in 2014.” The Phoenix and Scottsdale market was ranked in the Top 20 of the list.

scottsdale market trendsForbes worked with Local Market Monitor, a service which tracks and records data on economic growth and home prices in various cities in the U.S. Of the 300 cities studied, Forbes pulled 100 major metropolitan areas with minimum populations of 575,000. Forbes then narrowed the list down to the 20 best cities for investors using factors such as population, local job growth and, of course, home prices.

Using a variety of unique metrics, Forbes was able to identify which markets projected the most positive forecasts for investors in the coming year. The Phoenix and Scottsdale market was among those that still boasted incredibly low home prices. Despite the recent rise in housing prices and improvements in the Phoenix and Scottsdale market, there is still a long way to go before the actual average home price meets what is called the “Equilibrium Home Price.”

Equilibrium Home Price refers to the average home value in a given market without any unusual distortions such as the housing collapse. It is assumed that actual home prices will continue to rise as the market improves and eventually return to normal levels. Markets in which the average home price is far below the Equilibrium Home Price are considered ideal for investors, given these markets show steady economic growth.

What does this mean for the Scottsdale Market? The average home price in the Phoenix metro area is currently at $193,035, while the Equilibrium Home Price is calculated to $216,373. In addition, Forbes has approximated 41 percent market growth in the area over 3 years. This makes Phoenix nearly ideal for potential investors.

Greasewood Flat and Reata Pass Land Sold for New Troon Homes

The 43-acre parcel of land that comprises the iconic Greasewood Flat and Reata Pass has recently been sold, and the heirs of former owner George ‘Doc’ Cavalliere seem satisfied. The land was purchased by developersgreasewood flat Taylor Morrison, who may choose to build new Troon homes in the area.

Previously, there had been much controversy over what was to be done over the land that held Greasewood Flat, a beloved haunt for many Troon residents. The Cavalliere family had considered selling the 43 acres in order to pay off debts, but they were reluctant to close down the historic restaurant and bar. Another option was to sell a different parcel of land to the city of Scottsdale to add to the McDowell Sonoran Preserve. This would take care of the debt and allow the family to keep the 43-acres on the corner of Alma School Road and Pinnacle Vista Drive.

Though the land has since been sold in a Probate Court hearing, the Cavalliere family remains hopeful. Taylor Morrison Homes has yet to decide what they plan for their newly acquired parcel, but they have expressed a commitment to providing “responsible development” of the land, as well as preserving its history. This, along with the continued operation of Greasewood Flat, has made the sale a win for all parties.

The sale of this land may mean new home construction in Troon. A spokeswoman for Taylor Morrison has stated that the developers are taking the time to consider all possible options.

Scottsdale National Golf Club Owner Implements Some Bold New Policies

Since becoming the new owner of the Scottsdale National Golf Club, Bob Parsons has been busy coming up with ways to improve the club. He related his plans to extensively change the club’s appearance and way of operating in a recent letter to current members. Among the most major changes that he has planned for the Scottsdale National Golf Club is a complete overhaul of holes 15 through 18. These last four holes will be relocated and redesigned to provide enhanced playability and more breathtaking scenery.

scottsdale national golf clubOther improvements include better golf carts, more restrooms and amenities and higher quality service. All of these changes would require the club to be shut down entirely for a total of six months. Meanwhile, monthly dues will continue for members in order to fund the renovation. Members can expect their investment to be rewarded with a better, more luxurious club experience.

Sound fair enough, right? But this is where things get a little more bizarre. Along with an enhanced design, Parsons will be introducing some unprecedented policies to Scottsdale National Golf Club regarding club usage. In his letter, Parsons relayed a hearty complaint that those who are currently using the course the most aren’t fully utilizing the facilities that the club offers that may cost a little extra. In other words, they aren’t paying their fair share to support the club.

To combat this, the new owner plans to implement a $100 service fee—on top of monthly dues—to be paid for every day a member plays the course. In addition, members will only be allowed to play 30 days out of the year without bringing a guest. Those who regularly invite guests will be allowed to play more often. Under this new policy, the Scottsdale National Golf Club will rely heavily on guest play to generate the bulk of its revenue. Extended family guests will be able to play for a fee of $190, while all other guests can play for $200.

Parsons has all but encouraged members who dislike the changes to resign their memberships, offering to refund the full membership price paid for those who wish to leave the club. The GoDaddy founder hopes to increase the club’s prestige and usher in a more exclusive roster of players. Whether his new policies will bode well for the club or scare away the membership in its entirety, only time will tell.
