I just spent the last several days with a couple who wants to buy a new construction Scottsdale home on a tight timeline. That means they would rather buy a home that is currently under construction or just completed. They are looking for a brand new, never lived in, 4-5 bedroom custom home under $1.5 Million. Guess what? That is almost an impossibility in Scottsdale right now. There is a drastic lack of new homes on the market. The majority of new construction is production built, not custom, by builders like Toll Brothers in Windgate Ranch.
Custom builders in Scottsdale stopped building when the bubble burst. Since the downturn, it is much cheaper to buy an existing house than build a new home. There is an over-correction in Scottsdale real estate prices. The current price of homes is BELOW replacement cost. So the builders stopped building specs because it didn’t make any financial sense.
Just another positive trend for the Scottsdale real estate market….builders are starting to prepare to build again. (Yeah!). New Village Custom Homes just purchased 13 lots in the Mirabel Golf Club and intends to build home on those lots over the next several years. The first spec home will be starting in November with an expected delivery date of late 2012. This further confirmation from the construction industry that the Scottsdale market is at or close to bottom.

Troon Real Estate sales increase as the Scottsdale market heats up. We are seeing a steady increase in luxury home sales month after month in each of the Troon Scottsdale communities. I have included a chart below that demonstrates the increase in home sales in Scottsdale AZ.
Suddenly everyone is realizing that now is the time to buy Troon Scottsdale Real Estate. I have personally noticed a huge increase in business within the past several months. As a matter of fact, my office has been so busy that I had to hire a new assistant. People that have been on the fence are jumping off because they understand that if you don’t buy now then you will miss out on the opportunity to purchase a great home at an outstanding price.
Just in the last four months home sales have increased by 54% in Scottsdale and from the looks of it this number will keep getting larger and larger. With a steady trend of increasing home sales it looks like 2010 is the year to buy.

The Arizona Regional MLS has released updated statistics on the monthly median sales price of homes in Maricopa County. The communities at Troon are located in Maricopa County so I thought that you would be interested to see how the general real estate market is doing. Home prices in Maricopa County hit bottom 8 months ago and the market has stabilized. There has been a lateral trend of stabilized prices or slight price increases over the past 8 months. We have clearly seen the worst of the real estate crash and the market is ready to rebound. I suspect that home prices will continue to steadily increase, especially in the North Scottsdale communities like Troon.
Many communities in Maricopa County saw price drops of 50% or more over the past few years so it is good to see that it is coming back. Between November 2007 and March 2009 we saw a very large drop in the median sales price of homes. At the end of 2007 the median price of a home in Maricopa County was $265,000 but by the end of the first quarter of 2009 the median home price had dropped significantly to $125,000. This is a drop of 53% on average for homes in Maricopa County. Many homes in the Troon area are half price to what they were a few years ago.
