6 Essential Tips for Vacation Buyers Before Choosing a Home in Troon

August 28, 2014 by Carmen Brodeur

Troon homes are always popular picks among vacation buyers. With a vast selection of affordable, low-maintenance properties, a lush desert setting and resort-style luxuries, communities like Troon North and Troon Village offer the ultimate vacation experience. For vacation buyers, however, there are a lot of factors that go into choosing the right home. Here are a few tips to get you started:

1. Set a budget. You can decide how much discretionary income you will need with the help of an experienced Scottsdale Realtor. Depending on the home you buy, you will need a certain annual amount to cover mortgage, taxes, maintenance, homeowners’ insurance, travel costs, and any other expenses.
2. Consider the frequency of use. Are you planning on visiting your home frequently or for part of the year? Most vacation buyers who purchase homes in Troon are looking for a seasonal property to use during the winter. Determining how you will use the home will help you figure out your expenses.
3. Choose a community that suits you. There are four major golf communities in Troon, each offering something unique for vacation buyers. Whether you value affordability, exclusivity or amenities, be sure to choose the community that offers the perfect experience for your vacation.
4. Don’t forget the maintenance. Many Scottsdale communities offer home maintenance and landscaping programs designed specifically for seasonal residents. If you plan to be away from your home for several months at a time, you may want to take advantage of these services.
5. Think about rental potential. First and foremost, find out if your community’s HOA will allow you to rent out your home. When choosing a home, you will have to consider what type of property will have a large market appeal, rather than finding a home to suit your own personal preferences.
6. Consider the home’s resale value. This is where an experienced Scottsdale Realtor can really come in handy. At Trillium Properties, we can keep you informed on the latest market trends in Troon, as well as home prices and demand. We can help you decide whether a condo, a golf estate or a custom home is the best option for your investment.

Don’t Miss this Week’s Moonlight Hike at Pinnacle Peak Park

March 14, 2014 by Carmen Brodeur

This Sunday, take advantage of one of your last opportunities to enjoy a Moonlight Hike at Pinnacle Peak Park in Troon Scottsdale. Hikers will join volunteers and Pinnacle Peak staff on a guided tour up to the “Grandview” area, about a half-mile up the mountain. This is a perfect scenic hike for casual and beginning hikers and a chance to experience Pinnacle Peak during the evening hours.

This week’s Moonlight Hike will start at 6:45 p.m., just as the sun sets behind the majestic peak. From the trailhead, you will be guided along a gentle slope, lush with flowering desert vegetation and strewn with impressive boulder formations. As you make your way to the “Grandview” lookout, you will be able to view the twinkling city lights below a starry sky.

This is an easy to moderate hike of about 1.5 miles out and back. Estimated completion time is around 90 minutes. Hikers must register to participate and are encouraged to bring flashlights and water. Be sure to join your fellow outdoor enthusiasts Sunday, March 16th for this peaceful and scenic stroll through the Sonoran desert. If you happen to miss it, the next and final Moonlight Hike at Pinnacle Peak Park is on April 14th at 7:15 p.m.

Keep in mind that a Moonlight Hike may be canceled if it is rainy or overcast.

Greasewood Flat to be Relocated

March 5, 2014 by Carmen Brodeur

In recent months, much uncertainty has revolved around the fate of Greasewood Flat, an iconic North Scottsdale restaurant and bar, and the 42-acre property on which it sits. Located nearby to the luxury community of Troon North, the Southwestern-themed North Scottsdale restaurant is owned by the family members of the late George “Doc” Cavalliere. The 42-acre parcel, however, was recently purchased by builder Taylor Morrison Homes.

The death of Doc Cavalliere in 2009 left the Cavalliere family with a $1 million estate-tax bill and a family trust that had created another $1.5 million debt through a line of credit. One way to resolve these debts was to sell the property that held Greasewood Flat and Reata Pass to the North. Concerns quickly arose regarding whether such a step would lead to the closure of Greasewood Flat. Luckily, the Cavalliere family was able to make a deal with Taylor Morrison that would allow the North Scottsdale restaurant to remain open for business.

Taylor Morrison spent $8 million for the 42-acres last November. The sale of the property was enough to cover the family’s debts and to relocate Greasewood Flat – a win for all parties.

Currently, both the family and the builder are waiting for the city to approve plans for the site. Taylor Morrison looks to re-develop the 42-acre parcel along Alma School Road, along with 80-acres east of the property. The Cavallieres will retain 40-acres of the eastern property for the development of several homes and the new location for Greasewood Flat. The North Scottsdale restaurant is a major attraction for tourism in the area, as well as a treasured haunt for local residents. Many are happy with the news of its continued operation.

North Scottsdale is an affluent region with a rich history and a resort-like atmosphere. At Trillium Properties, we specialize in luxury Troon North communities. Give us a call at (602) 791-0536 if you are interested in setting up a viewing of any North Scottsdale homes for sale.
